TENANTS RULES
The following Tenant's Rules, are to ensure equal enjoyment of the apartment by all roommates.
These are subject to updates based on how effective they are and the current dynamics between roommates
and their behavior in the apartment.
They are subject to change based on the proper or improper behavior of the current and/or
past residents.
Not abiding by these rules may result in the early termination of your rental agreement or the infliction of monetary fees
depending on the 'infractions' committed. Early termination is as soon as 15 days from notice of termination. Termination only will occur after being previously warned.
Monetary fees will be noted at the time they occur and will be deducted from the roommates security deposit at the end of their rental
term. It is each roommates responsibility to print a copy of the following with its current update date, to avoid confusion as to following outdated
rules.

General Living
Quiet hours are from 11pm to 9am. No loud
electronic devices or loud noise should exist unless
all roommates are awake
and have expressed they don't mind the noise.
All furniture and
appliances that are not your property must be treated respectfully and
carefully.
Failure to accomplish this, may result in the removal of such
property and or the refusal to allow it's use
by any particular or all
roommate(s).
Damages to another roommates property will be deducted from
your security deposit.
All furniture and decorations must remain in its
intended place.
They may be moved for temporary used but returned to their
intended place at the end of usage.
Furniture and or decorations, pillows,
or any property that is not yours is not to be taken into you bedroom
without prior consent from its owner.
No roommate will go into
another roommates bedroom unless it has been expressed that they can.
No
roommate will use any other roommates property without finding out whose it is
and making sure its ok to do so
(this includes anything that is not
obviously put out to be shared, for example;
it is ok to use the chairs in
the living room, but not ok to use someone’s computer that was sitting on the
table).
Roommates will not occupy space that is supposed to be shared
space as personal permanent space of their own,
to avoid having the other
roommates deal with your property in case they need it
(i.e. leaving
personal property on top of the kitchen table for an extended period of time,
where someone most likely will sit down to eat lunch, a computer on the
couch for three days).
Bathroom will be used sensibly.
For morning
schedule, please try to be aware of other rommates work/school
schedule.
Bathroom door must be closed when in use.
All Utilities
payments will be paid within 3 days of the bill notice being posted on the
fridge.
Cleanliness
All roommates must
clean after themselves
Dishes should be washed by the person who used
them and will not sit in the sink over night. If you had guests over and they
used dishes, you are responsible to clean such dishes.
Dishes will be
rinsed off and food tossed into trash can and not into the sink,
before
being placed and left in the sink for whatever period of time before being
washed.
Food will be cleaned off kitchen counter after use, and floor /
counters should be cleaned after use if this is needed.
Major house
cleaning will be done periodically and cleaning responsibilities will be
alternated between
roommates so nobody gets stuck with a harder job than
others.
Garbage will be removed Immediately when it is full by the person
who used it last.
There should never be more than one bag sitting outside
the trash can, if a second bag has been filled,
please dispose of both those
bags.
Each roommate is responsible to dispose of their recyclables
properly (not leaving them by the trash).
Roommates who haven't used or
dirtied an area, are not required to clean it up.
If you will not cooperate
to clean, please refrain yourself from using it and all furniture in
it.
Roommates will not take any other roommates food, drinks or
condiments without prior permission.
In case of an 'emergency' they will
replace it as soon as possible to avoid such roommate having to do so
themselves.
Large personal items will be kept in the persons room, main
living area must be kept orderly and neat
No parties should occur
without prior approval of all roommates, and no more than 15 trusted people.
No unreasonably loud music will be played. Regular quiet hours apply when
having guests.
The roommate hosting any number of guests is fully
responsible for their guests, therefore responsible for cleaning after
them
and will be liable for any damages incurred by his or her guests.
Roommates who fail to clean after themselves will be responsible for the
cost of a cleaning service or a 'cleaning fee'
of $20 minimum. Such cleaning
will be documented, and deducted from the roommate in question's security
deposit.
There may or may not be a warning prior to the contracting of such
service, depending on the infraction.
Anything left behind unclean must be
taken care of at the end of the same day seeing that the roommate may not have
time to take care of it immediately.
*good roommate rent "discount" is
only applicable if there is NEVER a SINGLE thing to be cleaned after such
roommate.
There will be one warning issued and documented, before taking
away such "discount" for the next month.
Roommates hoping to receive such
privilege should be proactive and demonstrate being of help in
keeping the
apartment clean.
Please NOTE: When a roommate doesn't own up to his
actions, and is not called out by another roommate(s),
all roommates will
split the cleaning service charges.
Overnight Guests
Definitions:
Overnight
Guest
is somebody who is staying over but has their own place in the city or
surrounding areas but does not require to shower and get ready or use the
bathroom for more than a basic need, or increase utility bills for all other
roommates.
Guest a person who will temporarily
be staying with us for more than one night in a row, and will be using the
bathroom as a roommate as well as the common space.
Each roommate is
allotted 2 weeks of guests per year of rental agreement. (MEANING, if your
contract is for a full year, you get TWO full weeks of a guest staying over, the
lesser the term, the fewer the guest days allowed)
All Guests and
Overnight Guest are to sleep in the person who invited them over's room, as well
as all of their belongings should remain there.
All guests amd overnight
guests should not interfere with any tenants regular use of the
apartment/bathroom (specially in the morning time)
All guests and
Overnight Guest are to follow the 'Tenant's Rules'
Should a Guest or
Overnight Guest not follow rules or misuse any property, the roommate
who
invited this person will be liable for such actions.
Use of
Condominium Common spaces (courtyard and rooftop)
All roommates
will abide by the rules that govern the 'Magnolia Mansions'.
Failure to
follow these rules may result in immediate termination of rental agreement and
/or affecting
all other roommates as to their right of usage of these common
areas.
Some rules are as follow:
Courtyard and rooftop is to be
used only by the apartment occupants.
No guests are allowed to go into the
courtyard with you. This is an extra privilege in itself, so please use
responsibly
Courtyard and rooftop is to be used only from 7 am to
11pm
There will only be one warning before the exclusion of these
rights.
Safety
All roommates will lock
the bottom lock of the front door on their way in and way out of the apartment
regardless
of its auto lock.
All roommates will be careful not to
engage in any hazardous activity that may make other roommates uncomfortable or
may put themselves or other roommates in danger. Creating a unsafe situation
(leaving a candle burning on its own, the door open/unlocked) more than once,
may result in early contract termination.after just one
warning.
Roommates must notify all other roommates if they notice there
might be a hazardous condition in the apartment immediately (i.e. something
slippery on the floor, broken glass on the floor, gas leak,
etc)
